Warranties & Maintenance
- Comark provides a warranty for all buildings for one year for defective products and workmanship.
- Building component Operation and Maintenance Manuals are provided
to the customer so that technical aspects of each building system
and component can be understood. The manuals are intended to provide
assistance in diagnosing problems and achieving a resolution or
for reporting the issue to the contractor.
- Comark recommends that customers do several monthly preventative
maintenance checks to maintain the quality of the building and
extend its lifecycle. The following inspection checks are recommended:
- Inspect roof for potential roof leaks and repair
- Inspect all visible plumbing pipes for potential leaks and repair
- Report observable warranty service problems not already reported

Inspect structures for vandalism or abuse and report same

Check and replace dirty HVAC filters

Observe operation of all building systems, plumbing, electrical, HVAC and fire alarm

Perform or witness required monthly tests (i.e. fire alarm & fire sprinkler)

Check all toilet partitions for loose screws etc. and correct as needed

Check all restroom accessories for tight attachments to walls or partitions and correct as needed

Check all counters and cabinets for movement and tighten or caulk as required

Check for damage to walls, ceiling, floors and doors and report vandalism or repair as necessary

Check the operation of the heat tape protecting the water lines under the building (Oct. - Apr.)

Check for debris that can cause blockage in all gutters and downspouts

Check and clear, if necessary all HVAC condensate lines
-
Add agents in HVAC condensate pans as required to keep them clean of algae
